This if the Last will and Testament of me JAMES ALDERSON of Bridgegate Street Barnard Castle in the County of Durham Stuff Manufacturer made the 24 August 1831.
I give and bequeath unto my dear wife RACHAEL ALDERSON All my household Furniture Plate linen and China and all and singular other my personal estate and effects for her sole use and benefit freed and discharged from the payment of my just Debts funeral and Testamentary expences.
I charge and make chargeable all my messuages Lands tenements hereditaments and premises and all my Real estate with the payment of my just debts funeral and testaementary expences and the expences of proving this my Will and I desire that the Divisions of my property hereinafter directed to be held upon separate trusts shall each pay and be charged with a Moiety of my said debts funeral and testaementary expences and the expences of proving this my Will.
I give and devise unto THOMAS KIPLING of Barnard Castle aforesaid Surgeon and RICHARD DUNN of Startforth in the County of York, carpet manufacturer All my Messuages Lands Tenements and Hereditaments and premises situate in Baranrd Castle aforesaid and all other my real Estate whatsoever and wheresoever To Hold the same with the appurtenacnes unto and to the use of them the said THOMAS KIPLING and RICHARD DUNN their heirs and assigns for ever Subject and charged as aforesaid Upon the trusts hereinafter declared concerning the same, that is to say, Upon trust as to for and concerning my Messuages Tenements and premises situate in Bridge Gate in Barnard Castle aforesaid and also as to and for and concerning the large cross House situate at the top of the Yard behind the premises in which my son in law WILLIAM HUNTER now lives in the Market Place in Barnard Castle aforesaid together with the Coal-houses thereto belonging and usually let therewith and also as to the Garden immediately adjoining the said Cross House with a right of road through and along the common passage in the front House and up the Yard to and from the said Cross House Coal Houses and Garden and the Town Street Upon trust by and out of the rents and profits of the same premises to pay to my said dear wife RACHEL ALDERSON the annuity or clear yearly sum of £20 for and during the term of her natural life by quarterly payments during the lifetime of my said wife and after her decease the whole of the said rents and profits unto or permit the same to be received by my daughter GRACE RAMSHAW for and during the term of her natural life for her sole spearate and peculiar use and benefit and not subject to the debts controul or engagememnts of her present or any after taken husband and for which her receipt alone shal be sufficient discharge and from and after her decease Upon trust to pay the same rents and profits or permit the same to be received by my son in law JOHN RAMSHAW for and during the term of his natural life and from and after the decease of the survivor of them the said GRACE RAMSHAW and JOHN RAMSHAW the same premises shall be upon trust for  every Child or Chldren of them the said JOHN RAMSHAW and GRACE RAMSHAW now living or hereafter to be born who shall attain the age of 21 yrs .. And in case any of the Children of the said JOHN RAMSHAW and GRACE RAMSHAW shall die in their lifetimes or in the lifetimes of the survivor of them or before attaining the age of 21 yrs leaving lawful uissue then and in hat case I will and direct that the issue of each and every child so dying shall be entitled in equal shares as tenants in common to the same share and proportions as such Child or children so dying would have been entitled to in case or they had survived the said JOHN RAMSHAW and GRACE RAMSHAW and the survivor of them ..
And concerning the remainder of my premises in the Market Place in Barnard Castle aforesaid . and concerning my said Messuage in the Market Place now occupied by my son in law WILLIAM HUNTER and JAMES SIMPSON and the Mesuages and premises in the Yard behind the same (except the said Cross House at the top of the Yard Coalhouses and Garden hereinbefore specifically disposed of) Upon trust by an out of the rents and profits of the same premises to pay to my dear wife RACHEL ALDERSON the further annuity or clear yearly sum of £20 by equal quarterly payments for and during the term of her natural life And upon Further trust to pay the remainder of the said rents and profits of the same premises or permit them to be received by my daughter JANE HUNTER for and during the term of her natural life for her sole separate and peculiar use and benefit and not subject to the Debts Controul or Engagements of her present or any after taken husband . and from and after the decease of the survivor of them the same WILLIAM HUNTER and JANE HUNTER the same premises shall be upon trust for all and every the Child and Children of them the said WILLIAM HUNTER and JANE HUNTER now living or hereafter to be born who shall attain the age of 21 yrs . instructions to trustees 
I direct that the provision hereinbefore made for my said wife shall be accepted by her in lieu and full satisfaction of all Dower or thirds to which she may be entitled
I nominate and appoint the said THOMAS KIPLING and RICHARD DUNN executors of this my Will hereby revoking all former Wills and declare this to be my last Will and Testament in witness whereof I have to this my last will and testament  set my hand and seal
